Doing it the old/traditional way, listing paperwork is submitted to the agent's office, the office forwards the information to the MLS Board, someone there enters it, this can take several days. In fact, MLS rules allow 2 business days for this process. Thousands of other agents, and all of their buyers will not immediately know about these homes. We do not believe that simply pulling information off a computer does justice to the CMA process. We feel actually driving by each potential comparable is crucial to fully understanding why these homes sold as low or as high as they did. Simply doing a CMA by computer will not tell you what factors surrounding the individual comparables may have influenced prices. Also, when we sit down with you, we won't just give you a price range. We will show you the research that we did to come up with that price range. This allows you as the homeowner to be fully empowered to make decisions regarding the sale of your home.
